Specifications
1. ROADS AND SERVICES:
All necessary earth works, excavation, filling,
compaction, formation of trenches etc. shall be
carried out in accordance with the relevant
drawings and specifications.
Asphalt works shall comply with Highways
Department specifications.
All necessary works for mains electrics, water and
telephone shall be carried out in accordance with
the drawings and required relevant standards. All
mains supply to be underground.
Pavements on either side of asphalt roads to be
of a block paving grey finish with the appropriate
curb stones to match. Style of block paving to be
grey locking model. All pavement areas to comply
with the Highways Department specification.
2. FRAME WORKS:
The frame work of the villas shall be in
reinforced concrete in accordance with the
structural drawings.
All surfaces of the ground beam in contact with
soil shall be treated with two coats of bitumen or
similar material.
Thick nylon sheet shall be laid between hard-core
and slab on grade as vapour barrier.
3. WALLS AND PARTITIONS:
Internal walls and partitions shall be in 10 cms
and 25 cms ytong (light weight brick) as shown on
the architectural drawings.
Bitumenous felt damp proofing shall be laid under
the walls at ground floor level.
4. PLASTERING:
All internal walls and ceilings shall be rendered in
2 coats Cement: Lime: sand plaster and then
gypsum satin plaster finish or equal.
External surfaces shall be 2 coats plaster and
finished with acrylic external painting.
Internal surfaces to receive wall tiles shall receive
two coats of cement sand plaster.
There shall be plaster frame around the external
doors and windows as shown on the drawings.
Coving to be installed to all rooms for large and
medium size villas.
5. FLOOR TILES:
Large size villas:
General floor finishing shall be 30 cms x 60 cms
Travertine marble. Stairs shall have Otoman type
edging. All skirting to be the same material as floor
tile used.
There shall be 15 cms wide Emoparad or Sucuro
marble border along the perimeter over first floor area.
Bathrooms shall be 40 cms x 40 cms or 45 cms
x 45 cms beige ceramic tiles.
Floor tiling to continue on and run through onto
all terraced areas - both ground and first floors -
(non slip).
Medium size villas:
All floors throughout to be beige 40 cms x 40
cms or 45 cms x 45 cms ceramic tile including
stairs and bathrooms. Skirting used for walls to be
the same type as floor tiles.
Floor tiling to continue on and run through onto
all terraced areas - both at ground and first floors -
(non slip).
6.WALL TILES: Bathrooms:
All bathroom walls to be covered with beige 40 cm
x 40cm or 40cm x 45cm ceramic tiles to full height.
There shall be two lines of Glassgo mosaic
brown 01 and brown 02 positioned in accordance
with the layout plans - (high and mid level).
All painted timber vanity units used in bathroom
and WC areas are to be of bespoke design in
accordance with the drawings.The work tops for
the vanity units are to be marble 'crθme marfil'.
Bathroom wall furniture to be provided for all
bathrooms.The following items are to be included -
toilet roll holder, towel rail, mirrored wall cabinet
for storage or plain mirror as detailed. All built in
showers are to have two tier chrome shelves.
Bathroom and WC areas to be fitted with
extractor fan with ducting to outside wall. (Isolator
switch to be fitted above the outer side of door).
The extractor fan to be energised from light switch.
High quality white sanitary ware and shower.
7. DOORS,WINDOWS AND RAILINGS:
The main entrance door shall be of varnished,
solid Meranti timber with high quality chrome door
furniture.
External doors and windows shall be in double
glazed white powder coated aluminium - (with or
without Georgian glazing bars for style 1 villa).
Door and window hardware shall be white.
Internal doors: Good quality chrome door furniture.
Swedish solid pine softwood timber doors, paint
finish, for medium size villas.
Hard wood Meranti doors for large size villas with
paint or natural finish. Door handles to be chrome
plated and other furniture to be of high quality.
Gallery stairs to have wrought iron balustrading
with hardwood semi-circular profile handrail.
The terrace railings shall be in wrought iron as
indicated on the drawings. All railings are to be
treated with an anti oxidant rust primer and (mid
to dark tone) antique silver paint finish.
8. WARDROBES:
The wardrobes shall be laminated soft forming
faced panels as shown on the drawings or bespoke
design in off white ivory paint finish.
9. KITCHEN UNITS:
The kitchen units will be of a high quality range of
laminate with colour options. All work tops are to
be finished with appropriate laminate work top,
except for type 1 Villas.Type 1 villas to be fitted with
Granite or similar worktops.The type of stone and
colour option to be confirmed by the client from
samples provided. Drainer to be routed into stone.
All White goods i.e. fridge freezer, dishwasher,
washer dryer are to be Siemens or Bosch.
Relevant white goods are to be integrated into
units as shown on the design drawings. Extractor
above hob will be provided.
The hob and oven will be connected to gas.
The kitchen sinks shall be stainless steel.
Kitchen design and drawings for each villa type
available. Kitchen units shall be Lineadecor GALA
crystal beige range.
10. CEILINGS:
Suspended ceilings shall apply to Type 1 villa only.
Suspended ceilings to be Gypsum boards with satin
finish including low voltage ceiling down lights.
Coving is to be included with all ceilings throughout
each villa. 10 x 10 plain square type for Type 1 villas
and 5 - 6cm plain square type for medium size villas.
11. ROOFING:
The roof shall be in accordance with the detail
shown on the drawings.
The water proofing shall be 2 coats cement
based water proof and heat insulation shall be of
2cm thick foam board or equal and laid gravel to
flat concrete roof.
The water proofing shall be 3mm thick
bituminous welding felt and heat insulation shall be
of 2 cms thick foam board or equal under tiled
roof terraces.
The roof tiles shall be of antique pan type roof tiles.
Down pipes to be made of PVC.
12. SANITARY INSTALLATIONS:
WC shall be white Vitra - 5116xxxx075 wall
hung WC pan and 34xxx001 toilet seat.
Mixers and taps Artema or equal and all other
accessories will be wall hung type and chrome plated.
Hilton type wash basins shall be 6031xxx0013
model 57cms under-counter type.
The worktops shall be crθme marfil marble with
bull-nose end finish.
There will be 1 no. septic tank and 1 no. 20 ft
deep absorption pit for each villa.
13. WATER TANKS, BOILER & COLD WATER:
There shall be 1 no. 10 ton water tank below
ground level with booster pump.
There shall be 1 no. 2 ton solar heater system on
the roof with electric immersion heater.
The system to be provided with a pressurising
set to supply hot and cold water lines.
All hot and cold water pipes under the floor finish
shall be PVC pipe and galvanized pipe where exposed.
All hot water lines to be insulated.
There shall be 2 taps for each Villa, one from
mains water, and one from water tank.These taps
are for outside use.
14. CENTRAL HEATING:
Large villas to be provided with complete 'combigas'
central heating system to heat all rooms
including corridors.
Pipe works only to be installed for medium size villas.
Note: LPG tank and connection to the system by
Client. Contractor to organize and follow up the
installation of all pipe work connections and testing.
All gas tanks to be placed in the correct positions
on each plot in accordance with the applicable
regulations.
15. COOLING:
A/C units shall be installed to cool all the rooms of
all villas according to the relevant standards. (De -
Longe, Delta or approved equal).
The condenser units are to be positioned on roof
and not installed on outside walls.
All pipe work and power to each unit is to be
concealed where ever possible.
16. FIRE PLACE:
There shall be 1 no. type marble or limestone fire-place
in lounge area for large size Type 1 villas. Bespoke design.
17. PAINTING WORKS:
All internal and external surfaces shall be painted
or varnished as follows:
Internal walls 3 coat water based emulsion paint,
colour SO505-Y20R vinyl matt.
The ceilings and covings shall be same colour but
diluted by 25% white.
External walls acrylic external painting.
Timber elements in wood preserver (Silvanol or
equal). Colour options are to be made available for
each villa.
18. ELECTRICAL WORKS:
The electrical works shall be carried out in
accordance with the relevant drawings.
Concealed type wiring to satisfy standard lighting
requirements which shall conform to the
requirements of the local Authority KIB-TEK.
Conduits and appropriate cabling shall be placed
for telephone and aerial system.
All sockets shall be double sockets.
The light fixtures shall be as per specification.
Light switches shall be dimmer type where applicable.
Data cabling for computer system for all villas.
Electrical installation shall include external lights.
Street lights to be erected.
19A. SWIMMING POOLS 5m x 10m:
5m x 10m overflow model swimming pool shall
be built in accordance with the drawings and
relevant details for all large size Type 1 villas.
Pool terrace shall be constructed with non-slip
beige colour ceramic tiling.
Pool design drawings to be provided where
applicable.
All pools are to include 'roman end' with stairs.
Pool tiles shall be 2cms x 2 cms Jamaica glass mosaic.
Over flow grilles to be beige mosaic.
No colour strips to bull nosed ceramic overflow tiles.
19B. SWIMMING POOLS 4m x 8m
- To be included only if specified in Contract of Sale
4m x 8m overflow model swimming pool shall be
built in accordance with the drawings and relevant
details.
Pool terrace shall be constructed with non-slip
beige colour ceramic tiling.
Pool design drawings to be provided where applicable.
All pools are to include 'roman end' with stairs.
Pool tiles shall be 2cm x 2cm Jamaica glass mosaic.
Over flow grilles to be beige mosaic.
No colour strips to bull nosed ceramic overflow tiles.
Mechanical works to all overflow pools shall be as
follows:-
14 m3/hr capacity filtration system.
2 nos under water lights.
1 nos ST/ST ladder.
Manual cleaning equipment.
Necessary electrical installation.
20. EXTERNAL WORKS:
Total 1.50 mt high sand stone wall with wrought
iron railing to front of the villas along asphalt road.
Each villa shall be provided with 1 no.
approximately 4 mt wide car port gate and 1 no.
1.20 mt wide pedestrian gate made of wrought iron.
The site perimeter and the remaining boundaries
between villas shall be fenced with chain fence,
wattle or equal type of fence model.
Paved areas within the plot area shall be locking
type blocks.
All non hard landscaped areas to be left flat to
earth finish ready for client landscaping
Olive trees to be planted in the green area
garden with polished shingle laid to base.
1.5 mt high stone wall to be constructed along
the three sides of the Green area garden.
Cypress trees to be planted along the high way
boundary wall of the Green area garden.
Approximately 20 palm trees shall be planted
throughout the site.

21. CAR PORT:
Timber car ports shall have pergola roof structure
as shown on the drawings. N.B. Final and precise
positioning of individual car ports will be determined
during the final stages of construction. Current
positioning arrangements are indicative only.
22. BBQ:
Each villa shall have one standard type Barbeque
area as per design drawings.
